The process of finding a dream home can be a very exciting time for any new home buyer but as with everything it can come with some challenges. Buying your first home is not only a big financial step but is also a huge commitment. A home is where you will build your life, spend most of your days, raise a family, host family gatherings/parties, celebrate holidays, etc. This is where you will make lots of cherished memories with your family and friends. That is why making the right choice when finding your dream home is so important. Many new home buyers think the process of finding their dream home will be a really quick and easy process. In some instances this is true because in real estate, timing is everything!

Being able to find your dream home depends on many factors. For a new home buyer, the best case scenario when searching for a home is to be in a buyer’s market. In a buyer’s market, buyers have the advantage. The demand is low and this allows buyers to keep prices down. Unfortunately, for new buyers, it is not always a buyer’s market. In a seller’s market, the sellers have the upper hand and things can be tough for a new home buyer. Imagine going to an open house on a beautiful sunny weekend afternoon. The neighborhood and location is exactly where you want to be. The backyard is fully fenced in and you have the two car garage that you always wanted. The sun is beaming through the living room windows making you feel right at home. This home has everything you were always dreaming of including an open concept living area and beautifully updated flawless white kitchen.

But as you are walking through the property, you and several other buyers seem to be very interested. You look at the open house sign in sheet and there about 25 other names on the list and it has only been 45 minutes of this open house. This is the moment a lot of home buyers get a little anxious because they really want this house but so do many others. Numbers start popping into your head about how much you would like to offer for this house to be competitive without overspending. This is when you turn to your buyer’s agent. Your buyer’s agent will be able to guide you on the best competitive offer. Buyer’s agents do research for their clients through a competitive market analysis (CMA) to help determine how much a property in a specific area will sell for or is worth. This is based on how much other houses have been sold for in the past several months. For a new home buyer waiting for their offer to be accepted can be dreadful! Once the offer is accepted, it is a wonderful feeling for the buyer as well as the agent to be able to give this good news to their client. However, there are cases where the offer will not be accepted. The most important thing for every buyer to remember is to never give up hope looking for their dream home. As I mentioned before, timing is everything and when it’s right it’s right. Each house you see will bring you closer to the home that you end up buying and it will turn out better than you ever imagined.

6 Interesting Historic Buildings Right Here in Woburn!

Woburn is a city in Middlesex County and is located about 10 miles northwest of Boston. Woburn was first settled in 1640 and is one of the oldest and most historic communities in New England. Lynn Village which is now known as the modern-day Reading separated from Woburn in 1644. Colonial Woburn also at one point included the modern-day Massachusetts towns of Wilmington, Burlington, and Winchester which became separate townships in 1730, 1799, and 1850, respectively.

1. The 1790 house, also called the Joseph Bartlett House, is a Federal style historic house located at 827 Main Street, Woburn, Massachusetts, and is listed on the National Register of Historic Places. It is close to the Baldwin House, with the Middlesex Canal running between both properties. The 1790 house was built for the Woburn lawyer Joseph Bartlett, but then was purchased by Colonel Laommi Baldwin. Laommi Baldwin was a noted American engineer, politician, and a soldier in the American Revolutionary War. Baldwin is known as the Father of American Civil Engineering. Col. Laommi Baldwin hoped that purchasing the 1790 house would convince Benjamin Thompson (Count Rumford) to return to his hometown.

2. Benjamin Thompson was born in North Woburn on March 26, 1753. The Benjamin Thompson House (also known as the Count Rumford Birthplace) is a historic house museum and the National Historic Landmark at 90 Elm Street, in the North Woburn area of Woburn, Massachusetts. The Rumford House is a 2-1/2 story wood frame structure, five bays wide, with a gambrel roof and a large central chimney. The exterior is sheathed in clapboards and the interior includes a great deal of original hardware and woodwork. His birthplace was designated a National Historic Landmark in 1975 in recognition of his scientific accomplishments. His accomplishments included the development of the Rumford kitchen stove and the drip coffee pot. President Franklin D. Roosevelt once said that the three greatest minds America ever produced were Jefferson, Franklin, and Benjamin Thompson (Count Rumford).

3. The Baldwin House, also known as the Laommi Baldwin Mansion, is a Colonial Mansion located at 2 Alfred Street in Woburn, Massachusetts. On October 7, 1971, it was added to the National Register of Historic Places. It is now a restaurant called Sichuan Garden.

4. In 1879, the Woburn Public Library opened which was the first library designed by the acclaimed architect H.H. Richardson. Richardson was also known for his work on the masterful Trinity Church in Boston. The Woburn Public Library is exquisitely designed and is also a National Historic Landmark. It is located at 45 Pleasant Street in Woburn, Massachusetts.

5. The US Post Office-Woburn Center Station is a historic post office building at 1 Abbott Street in Woburn, Massachusetts. This single-story Classical Revival building was built out of sandstone in 1911. The building was listed on the National Register of Historic Places in 1987.

6. The First Church of Woburn, is a historic nondenominational Christian Church at 322 Main Street in Woburn, Massachusetts. The congregation, established in 1642, is one of the oldest in the United States, and its church building is a local landmark. The church building has been listed on the National Register of Historic Places since 1992.

How Is COVID-19 Impacting An Outpatient Cancer Center In MA?

COVID-19 pandemic has been impacting the health of so many patients. Some are more vulnerable than others. It has been a very scary time for all of us with this pandemic but especially for those who tend to have a higher risk of infection. Many of these patients include older adults, those with chronic illnesses and cancer. I was able to have the opportunity to speak with one of the nurses working in an outpatient cancer center to learn more about how they are managing patient care during this pandemic.

Christina: Which hospital do you work for?

Sarah: I currently work at Mass General Hospital (MGH) in the outpatient cancer center.

Christina: How long have you been working here?

Sarah: I have been working at MGH for about 2 years.

Christina: What is your favorite part of your job?

Sarah: My favorite part is taking care of my patients, educating them, and supporting them throughout their treatments.

Christina: What is the most challenging part of your job?

Sarah: The most challenging part of my job is seeing patients relapse and in some cases when the cancer progresses and I will need to refer the patient to hospice.

Christina: How has COVID-19 impacted your work? 

Sarah: Since COVID-19 hit, our clinical site has placed new policies and procedures to maintain the safety of staff and patients.

Christina: What kind of changes have you made to be able to accommodate your patients? 

Sarah: We have been pre-screening patients on the phone the day before and day of their appointments by taking patients’ temperatures. We have a viral triage pager to alert someone if they screen positive. We have also opened a clinic space so we can accommodate patients who are COVID-19 positive and still need to come in and see their providers.

Christina: Is there anything else you would like people to know? 

Sarah: Stay home wash your hands, don’t touch your face and STOP WEARING GLOVES.

How Is COVID-19 Impacting An Outpatient Cancer Center In MA by Kadilak Realty Group

It was so great to learn how this outpatient cancer center is working hard to protect this vulnerable population. Cancer on its own is a very difficult diagnosis that many loved ones are currently fighting against and adding COVID-19 to the mix doesn’t help with easing their fears. I hope bringing attention to how things are being managed in various settings can help ease the stress and anxiety related to this situation we are currently in. I find that everyone is working so hard in their jobs to prevent infection and maintaining the safety of others. It really is amazing what we can do if we all work together as a community to keep ourselves safe and healthy!

How Is COVID-19 Impacting A MA Automotive Company?

COVID-19 is definitely placing its strain on the economy and many businesses at this time. There are so many manufacturing companies that are having difficulty maintaining full production and sales due to the current lock down. I was able to have the opportunity to speak with the Senior Research and Development Engineer to learn more about how COVID-19 is impacting an automotive manufacturing plant right here in MA.
How Is COVID-19 Impacting A MA Automotive Company by Kadilak Realty Group
Christina: What is the company you work for? 
 
Mikko: I work for Haartz Corporation which is an automotive manufacturing plant. We make coated textiles for most of the auto industry (convertible tops, tonneau covers, car interiors, etc). 
Christina: Where is your company located? 
 
Mikko: My company is located in Acton, Massachusetts. 
 
Christina: How long have you been with this company?
 
Mikko: I’ve been full time with this company for 5 years, but worked here several summers while in college. 
 
Christina: What is your favorite part of your job? 
 
Mikko: The best part of my job is being able to see my projects in real life. Being able to see a convertible top I worked on in a parking lot, or driving past a tonneau cover I helped design adds a sense of pride to my job.
How Is COVID-19 Impacting A MA Automotive Company by Kadilak Realty Group
Christina: What is the most challenging part of your job? 
 
Mikko: The most challenging part of my job is dealing with all the requirements of the automotive industry. It’s highly regulated (some government and some not) so sometimes it feels like jumping through 1000 hoops to accomplish a small task.
Christina: How has COVID-19 affected your business? 
 
Mikko: COVID-19 has caused a lot of the automotive industry to shut down, either partially or fully. This obviously hurts our sales.
 
Christina: What kind of changes have you made to be able to still accommodate your customers or clients needs? 
 
Mikko: Massachusetts has done a good job of recognizing the importance of a supply chain. We have been deemed essential so we are still operational for limited onsite manufacturing and shipping. Everyone who can work from home does. But we’ve been able to meet customer orders at the plant, and handle a lot of the behind the scenes stuff at home.

Manufacturers in the automotive industry, as well as other industries, create products that are essential to our daily lives. However, due to the current COVID-19 pandemic, a lot of their production has been limited. This has a big strain on their sales, and also has a ripple effect hurting other companies in the supply chain.

How Is COVID-19 Impacting A Diabetes Clinic In MA?

COVID-19 pandemic is impacting many aspects of the healthcare industry at this time. Hospitals and acute care centers are working tirelessly to maintain the care of patients that have recently been exposed to COVID-19. This is in addition to the various other acute health issues that are not related to the current pandemic such as heart attacks, strokes, appendicitis, injuries, etc. However, another vital component in healthcare is providing maintenance care to patients with many chronic conditions such as diabetes in the outpatient setting. I was able to have the opportunity to speak with Dr. Christine Hoogasian who currently works as a Diabetes Nurse Practitioner.

Christina: Hello Dr. Hoogasian, thank you for joining me for this interview and helping us understand more about your current practice. Which practice do you currently work for and where is it located? 
 
Dr. Hoogasian: I currently work for UMass Memorial Diabetes Adult Clinic in Worcester, MA. 
 
Christina: How long have you been with this practice? 
 
Dr. Hoogasian: I’ve been working for this practice for 11 years. 
 
Christina: What is your favorite part of your job? 
 
Dr. Hoogasian: The best part of my job is being able to see my patients improve their health overtime. 
How Is COVID-19 Impacting A Diabetes Clinic In MA by Kadilak Realty Group
Christina: What is the most challenging part of your job? 
 
Dr. Hoogasian: The most challenging part of my job is convincing patients to properly care for themselves. It is also difficult when patients do not take my advice seriously and their health suffers. In addition, many times I have to deal with insurance companies to get them to cover a medication that I know is beneficial for a patient but sometimes they will not approve them.

Christina: How has COVID-19 affected your business? 
 
Dr. Hoogasian: My practice is doing telephone visits and also offering video visits to keep patients safe and at home. I wear a mask to protect my colleagues from myself in case I am a carrier. 
 
Christina: What kind of changes have you made to be able to still accommodate your customers or clients needs? 
 
Dr. Hoogasian: I am currently studying public health now to learn more about this virus. I still refill all my patients prescriptions and answer all their diabetes and health related questions via telehealth.

As a healthcare provider in primary care, I was glad to have the opportunity to speak with Dr. Hoogasian to see how specialty practices are adjusting to the current pandemic. During this pandemic, I am also managing patients with diabetes and other complex chronic conditions through telemedicine which can be challenging but beneficial as it is allowing us to provide care without having the patient leave the safety of their own home. We are able to provide education, reassurance, and adjustments to treatment, if necessary. The goal is to maintain the health of our patients and to be available to them remotely during this current pandemic.

How Is COVID-19 Impacting A Biopharma Company In MA?

COVID-19 is placing its impact on various companies and businesses at this time. Many have been closed if they are considered nonessential. However, many businesses are still deemed essential and are continuing to work through the current lock down. Companies that are essential do not only include hospitals and groceries stores. I was able to have the opportunity to speak with the director of finance of a biopharma company to get a better understanding of how different companies are operating and overcoming this pandemic.

Christina: Where is your company located? 
 
Anonymous: My company is located in Waltham, Massachusetts. 
 
Christina: How long have you been with this company? 
 
Anonymous: I have been working with this company for over 7 years.
 
Christina: How has COVID-19 affected your business? What kind of changes have you made to be able to still accommodate your customers or clients needs? Is there anything you would like people to know?

Anonymous: Our company makes antidepressant drugs and this is considered an essential business. Our manufacturing plants are still running at full speed. The rest of the company and office workers are working from home indefinitely. Our clients/customers are hospitals, state agencies, pharmacies, and major drug distributors. Luckily, sales have not been impacted by the current situation. It’s challenging to work from home full time, but it is do-able and we just achieved our Q1 financials. Our company has the understanding that everyone works differently at work especially with kids and other responsibilities. Overall I feel very lucky that my work life hasn’t been affected and that our business is essential to our society. The company is also working on a re-entry program in the coming month but with certain departments having priority over others. For example, the scientists will probably get back into the office first so they can continue working in the lab. Senior management has been doing daily briefing on the situation to keep us posted.

As a healthcare provider I am constantly prescribing antidepressants, especially during this time of high anxiety related to the COVID-19 pandemic. It is so important that patients continue to receive their medications as prescribed. It is so amazing to learn how this biopharma company is able to continue to manufacture medications during this time in order to make sure patients are able to maintain their mental health and safety.
