Where Are All The New Ranches?

Are you dreaming of living in a beautiful brand new single story home and wondering why you don’t see any being built?  We’re going to give you a quick rundown of the top reasons why you rarely see a Ranch style home being built.

Roofs & Foundations are Expensive:  A 2,500 square foot ranch has a much larger roof and foundation footprint than a 2,500 square foot colonial.  These are some of the most expensive components of building a new home.

Per square foot, Colonials sell for more than Ranches:  Land value is land value, but if Colonials cost less money to build and sell for more it just makes sense that new home builders almost always go for the 2-story Colonial. Land is so expensive that in many cases building a ranch to sell could leave a developer in the red.

Bottom Line:  As Paul puts it, it’s cheaper to stack 2 boxes on top of each other than to build one giant box.  If you’re looking for a sprawling ranch consider expanding an existing one or searching for land to build your dream home.

Top 3 Improvements People Make Before Selling Their Home!

According to the latest Zillow Consumer Housing Trends Report, 4 out of 5 home Sellers make at least one home improvement prior to selling.  Here are the top 3:

1.  Interior Painting
Freshening up the inside of your home is an amazing way to grab home buyers’ attention. Don’t go for that funky color you’ve always wanted to try; that can turn out to be a major turn off! We suggest going with neutral colors that can make your home look fresh and modern. Some of our favorite go-to paint colors are shown below:

2.  Landscaping
Curb appeal is a must when it comes to selling your home! An exterior picture is usually the first thing home buyer sees when scrolling on their cell phone! If a home does not look appealing, he or she may move on to the next (better looking) listing. You don’t have to redo your whole garden, but pruning the bushes, adding some mulch, and raking up any debris can make a huge difference. If it is in your budget to add some flowers or seasonal decor then do it!

3. Bathroom Improvements or Replace/Repair Flooring
These two upgrades came in at a tie! Both are great options, but you have to weigh out the pro’s and con’s based on what your house needs.

Bathroom improvements don’t have to be extensive. You can do something simple like adding a fresh coat of paint, new hardware, switching out old light bulbs, or replacing that nicked up vanity. You could even kill two birds with one stone if you look for vanity sets that come complete with all its parts. Replacing dingy stained carpet is an incredible way to get potential home buyers to stop and really look at your listing photos. If they see a beautiful new floor that can really influence whether or not they will take the time to actually go see your home in person.

One of our clients had carpet flooring and was pleasantly surprised to find hardwood underneath. She made the quick decision to rip it up and refinish the flooring before her house hit the market and that one change (among a few) made her house so desirable we received multiple offers.

Home Inspection Nightmares!

A bad home inspection can be your worst nightmare when you are buying or selling a home.  When you find a problem you can either deal with it head on or turn and run fast! Here’s a quick rundown of a few of the most cringe worthy things we have seen:

1.  BLACK MOLD: While mold is not a word you want to associate with the new home you’re buying, it’s not uncommon to come across it in New England.  We are not talking about a little bit of treatable mold here, we are talking about the home inspector literally sticking his head in the attic and yelling “I don’t think Home Depot started selling black plywood!  You better get the mold people here!”. ***Cue heart palpitations***

While even bad situations can be remedied, they can be very expensive and stressful to deal with!

2.  TERMITES:  Again, termites are not unusual in New England (for some reason they love the sill behind the front stairs on a ranch style; must be a sweet spot!), but you never know how far they have gone.  In this house, we found the termites had made their way from under the breezeway all the way to the first floor ceiling!

3.  FROZEN PIPES:  In this house a pipe in the attic burst while my clients were in the process of buying it.  Since it was vacant we had no idea how long the water was flowing, but it was bad! Needless to say, we backed out of this deal and ended up finding another house for them.

These are all definitely home inspection nightmares, but please don’t be scared of having a home inspection! It is important to be informed of existing issues as well as potential problems, especially when making such a large purchase. We are just trying to warn you of the worse case scenarios and how to fix them if they happen to pop up for you!
